When considering a presale unit, you’ll likely look at a variety of floor plans with different sizes, styles and configurations. But what works for you?

Open Plan or Not?

  • Do you prefer a large, open plan that is great for entertaining? Do you want to mingle in the kitchen, or would you rather your guests not see the mess while visiting?
  • Adjacent Bedrooms Or Split Plan?

    • Do you want the guest room to be right next to the primary suite?
    • Do you prefer the guest room to be at the other end of the unit to give you and your guests privacy?
    • Since this can affect your comfort in your home, make sure you choose a plan that suits your needs in this area.
  • Is An Ensuite Bathroom Critical?

    • Do you want your bathroom within the primary suite, or are you okay sharing a bathroom with guests?
  • Closet And Storage Space

    • Do you need a large walk-in closet to accommodate your wardrobe and shoe collection?
    • Does the laundry room need storage cupboards or a closet?
    • Does the kitchen need a pantry, or can you manage with just the cupboards?

Maximizing Space

Since many presale units are not oversized, there are ways to maximize the space you do have.

  • Get Organized

    • Using shelving, storage bins or boxes, or drawer dividers is a great way to make your space feel bigger while keeping everything in its place.
    • Everything has a place, and keeping it there will ensure your home is tidy and organized.
  • Declutter

    • Getting rid of items that have not been used in more than a year (or six months if you’re a minimalist) will free up space for items you actually use.
    • Donate items to Goodwill or other charitable groups that can repurpose them for someone less fortunate. This can be everything from household items to clothing or furniture.
    • What can’t be donated can be taken to your local waste transfer station, landfill or other recycling location.

 Get Creative

  • Use a piece of furniture for more than one purpose. If you don’t have room for nightstands, use a chair in its place.
    • Get furniture with built-in storage. Coffee tables with storage drawers or a bed with drawers underneath.
    • If there’s no room for an actual desk, get a wall-mounted one that folds away when not needed.
  • Use your walls. Hooks, shoe racks, key holders and even your pots and pans can be hung to free up valuable space for other purposes.

    • Light or neutral-coloured walls make rooms feel larger than they are.
